Avenue of the Arts Costa Mesa Lakeside Executive Suite 512 expansive living room featuring golden hardwood floors, dining table, and velvet curved sofa

Executive Summary and Field Verdict

Avenue of the Arts Costa Mesa stands out as one of the premier boutique hotels in Southern California. Located in the heart of Orange County’s Theater Arts District, this Tribute Portfolio property embraces a musical and theatrical design motif that sets it apart from standard corporate lodging.

During our July 2026 visit, Ambassador Elite status unlocked an upgrade to the Lakeside Executive Suite (Room 512). With warm golden hardwood floors, a four-person formal dining table, a plush curved velvet sofa, and a private balcony overlooking the tranquil resort lake, this suite provided residential luxury steps from South Coast Plaza and Segerstrom Center for the Arts.

Silver Trumpet Breakfast Experience:

Because Tribute Portfolio properties do not operate standard executive lounges, elite breakfast benefits are delivered directly through the Silver Trumpet Restaurant and Bar.

Breakfast in the restaurant was top tier. The thick-cut brioche French toast arrived piled with fresh strawberries, blackberries, raspberries, and real whipped cream, paired with crisp applewood bacon and hot tea steeped in a heavy cast-iron teapot. Combined with the expansive living room workstation in Suite 512, it made for a seamless morning before heading into Los Angeles meetings.

Suite 512 Architecture, Furnishings and Lake Balcony

Suite 512 offers genuine square footage and high-end residential appointments that elevate it well beyond typical hotel suites.

Final Field Verdict

Avenue of the Arts Costa Mesa continues to be one of our favorite boutique hotels in Southern California. Both folios posted cleanly with zero discrepancies.
